Magnolia is a PATCO-line residential borough.

Magnolia Borough was incorporated in 1915 from Centre Township. The 0.66 sq mi borough sits on the PATCO Hi-Speedline transit corridor, anchoring a tight residential grid with mature street-tree canopy.

Most of the canopy dates to the 1920s-1950s development era — pin oaks, silver maples, sweetgums in tree-lawns and rear yards. The PATCO right-of-way woodland on the south edge adds a different zone of self-seeded sycamores and tree-of-heaven, which need different management than residential blocks.
